Was driving down LPGA Blvd yesterday past all those new warehouse buildings and couldn't help but think how different this town looks compared to ten years ago. Remember when that whole stretch was just pine trees and empty lots? Now you got Browns & Browns, MasterCraft, and a dozen other names I barely recognize.

The article about manufacturers choosing Daytona makes sense if you actually live here. We got the interstate right there, the port in Port Orange is twenty minutes away, and we're literally halfway between Jacksonville and Orlando. That's not luck - that's geography. Companies like BlueLink and B. Braun didn't pick us because of the beach views. They looked at the logistics and saw we're a distribution sweet spot.

But here's what the article won't tell you. The real reason they're staying? The workforce. You got people from Embry-Riddle spitting out engineers, plus Daytona State's advanced manufacturing program that's been turning out welders and techs for years. I know two guys who started at $22 an hour right out of that program at a place on Tomoka Farms Road. That's real money for this area.

And the housing market's been adjusting too. Used to be impossible for these workers to find affordable places near the industrial parks. Now you see those new townhomes popping up off International Speedway, and apartment complexes near Granada asking under $1,400 for a two-bedroom. Still tight but better than two years ago.

The downside nobody mentions? Traffic on LPGA is getting brutal during shift changes. If you're heading west on LPGA around 5 PM, you might as well add fifteen minutes. And the truck noise around the warehouses on Williamson can be annoying if you live in those new subdivisions near I-95.

Still, I'd rather have good jobs with benefits than empty buildings. These manufacturers are investing in concrete and steel here. That means my neighbor's kid can get a job that doesn't require moving to Orlando.
